Sealing is the cheapest thing you can do to make concrete last longer — and the most commonly skipped. Every Michigan winter, water and road salt soak into unsealed concrete, freeze, expand, and start prying the surface apart. A good sealer stops that at the door. How to Know It's Time
Concrete doesn't fail all at once — it warns you first. If you're seeing any of these, your surface needs sealing:
- Water soaks in instead of beading. The simplest test there is: splash water on the surface. If it darkens the concrete instead of beading up, the old sealer is gone.
- Color looks faded or washed out on stamped or exposed aggregate — sealer is what keeps decorative color rich.
- The surface feels rough or dusty, or fine sand comes loose on your hand — that's early surface breakdown.
- It's been more than 2–3 years since the last seal, or it's never been sealed at all.
Most Metro Detroit driveways do well resealed every 2–3 years. Decorative surfaces and anything that sees heavy road salt are on the shorter end.
How We Seal Concrete
Good sealing is mostly about prep — a sealer is only as good as the surface under it. Our process:
1. Clean
We pressure-wash the surface and lift dirt, stains and old flaking sealer. Sealing over a dirty surface just locks the dirt in.
2. Dry
Concrete has to be fully dry before sealer goes down — trapped moisture causes cloudiness and peeling. We time the job around the weather.
3. Seal
We apply a sealer matched to your surface — driveway, stamped or exposed aggregate — in even coats, restoring color and building real protection.
4. Cure
We tell you exactly when it's safe to walk and drive on, so the finish sets up right instead of getting marked up early.
What Sealing Protects Against
Michigan is about the hardest climate there is on concrete, and sealing is your cheapest defense against all of it:
- Freeze-thaw. Water that soaks in, freezes and expands is what cracks and spalls concrete. Sealer keeps the water out in the first place.
- Road salt and brine. De-icers are brutal on unsealed surfaces — sealer is a barrier between the salt and your concrete.
- Color fade. On stamped and exposed aggregate, UV and weather wash out color over time. Sealer keeps it rich and deep.
- Surface wear. Tires, foot traffic and weather slowly break down an unsealed surface. A sealed one shrugs it off.
None of it is expensive to prevent — but all of it is expensive to fix once it's happened. That's the whole case for resealing on schedule.

How often should I reseal my concrete?

Will you seal concrete you didn't pour?
Absolutely — as long as the surface is sound. If it's already spalling or failing, we'll tell you honestly whether sealing helps or whether replacement is the smarter spend.
